Everyone wants the best deal for their home. It doesn’t even seem like that needs to be said, however, most people don’t always know all of the options available to them when they decide they want to sell their home. Local experts have been saying that this is a seller’s market with little in the way of homes available for sale. Additionally, most people find that it’s easiest to sell a home in the Spring. This is right after all of the snow has melted and people are feeling ready to move on from their current home. However, that doesn’t mean that your home can’t or won’t sell during the rest of the year. We have, however, come up with a list of things we recommend that you do to improve your odds of selling your home fast, no matter when or why you decide to sell.
First, you want to be sure that you highlight what’s best about your home in particular. You need to know and understand who your home might be best to be marketed for, so that you can make the most of your decision to sell.
If your home may be more suited to a younger family who’s looking to start growing into their home, you can look to market to families with younger children. The number of bedrooms on the same floor of your home, if it is multi-levelled, can help a younger family feel more secure and closer together. Also, a younger family will more likely be interested in an open floor plan, so you can do your best to accentuate that when you write up your listing.
On the other hand, if your home would be more suited for an older couple looking to downsize, like a townhome, you can also focus on those selling points as well. Townhomes in gated communities are usually in higher demand for someone who’s not interested in maintaining their own home or property themselves anymore. Features such as parks, pools, community activities can all be attractive to the right buyer, so be sure to let a buyer know what’s available to them.
Something that’s more of a broader selling point to your home, is simply the outside. You can help focus a buyer on everything that makes your home great before they’ve even seen the property. A big garage is an even bigger selling point for someone that has a family and enjoys their outdoor activities, but a smaller garage might be something that could cost you the sale as well. Other things you would want to list are things such as covered patios, fire pits, privacy fencing, landscaping, or even something as simple as cleaning up the outside of the home can help sell a house fast.
Once you’ve considered the outside, you need to consider the inside as well. Key features that may separate your home from the surrounding properties can help your home stand out to the right buyer. Simple upgrades or updates can add a lot of value to your home and help make it sell. You can always repaint the interior of the home. This can facelift the home in a major way, especially if the colors may be a little outdated or intended for a younger crowd. Also, you can look into either replacing carpets or even simply having them professionally cleaned. This can also help make the home feel fresh and new without the time and effort required to replace the carpet entirely.
